Beach or Twenty Minutes Inland? An Honest Comparison

Where your money works hardest on the Black Sea coast — priced against the family holidays you're already paying for.

Try booking two weeks on this coast for a family of four. Not a couple — four.

You'll notice something quickly: most of the coast's rooms were built for two. Once you need real space — two rooms, or one of the scarce larger apartments — a July fortnight lands at €3,000 to €4,000. You'll pay it, because the holiday is worth it. Then you'll pay it again next summer. Ten summers of that is €30,000 to €40,000, and at the end you own a folder of confirmation emails.

Around forty-five of those holidays buy a house here. A whole house, with a garden, twenty minutes from the same water — and nobody sharing a sofa bed. That arithmetic is the real subject of this article. The beach-versus-inland question is just how you spend it.

Run your own numbers first

Don't take our figures on faith — open any booking site and price it yourself. Trip.com's twelve-month data puts an average four-star night in Sunny Beach around €175. That's one double room. A family of four or more needs two, or a large apartment, and large apartments are the one thing this coast is short of in July. Two rooms for fourteen nights is the €3,000–4,000 fortnight, and that's before dinners.

Now the other side of the ledger. The room you just priced sleeps two. Our smallest house is 141 square metres; the range runs to 227 — whole-family space, from €155,100, VAT included, garden included. If the sea is where your summers were going anyway, you're not choosing between spending and not spending. You're choosing between renting your summers forever and owning the thing you keep renting.

And the arithmetic runs in reverse. Family-sized places to stay are exactly what this coast lacks in high season — you just experienced that yourself, on the booking site. A house that sleeps a family, twenty minutes from Burgas and the beaches, sits precisely in that gap during the weeks you're not in it. We'll leave that thought exactly where it is.

Beach person or garden person

Here's the honest part: the right property depends on who you are at seven in the evening.

Some people need the water in the window. Sunrise over the sea, sand before breakfast, the town's noise as part of the pleasure. If that's you, be near the front — and know the trade: on the front line you pay for position, the summers are loud and brilliant, and the off-season is markedly quieter, because resort towns rest when the tourists leave. Our answer for this buyer is the Sea View Collection — ten houses with sea views, on land we already own, construction starting soon. Waitlist only; the list hears first.

Other people want the sea as an outing, not a soundtrack. Their evening is a table under a walnut tree, tools beside the parking space, tomatoes going in the ground in April. For them the twenty minutes inland is not a compromise — it's the point. The money that would have bought a view buys land, square metres and quiet, in villages around Burgas that run at the same rhythm in January as in July. That buyer is who the Countryside Collection II was designed for: twenty houses, three sizes, gardens included.

And a third buyer wants neither sand nor soil — they want the city. Burgas has the airport, the sea garden, the Saturday market, restaurants that stay open all year. The Burgas Apartments, ten minutes from the centre, are at early construction stage, which is developer language for: the best floors are still unclaimed.

Three personalities, three products. None of them is the wrong answer. Buying the one that matches someone else's personality is.

The area, briefly

The southern Black Sea coast is a string of places within half an hour of each other: Burgas in the middle with its airport and working-city life, Nessebar's old town to the north, Sozopol to the south, fishing harbours and long beaches between them. Twenty minutes inland from that string is where our houses sit — close enough that swimming after breakfast is a decision, not an expedition; far enough that the land still costs what land should.

One fact worth knowing before any purchase on any coast: resort towns are seasonal, Burgas is not. Plan around that and it never surprises you.

Check us before you believe us

Every one of the 60+ homes we've delivered is visible on Google Maps satellite view — real roofs, real gardens, real cars in driveways. Ten-year structural warranty. Full legal documentation. A named after-sales contact who answers in your language. And hire your own independent Bulgarian lawyer — one you find, not one we suggest. A seller who fears your lawyer is telling you something. We aren't, so we don't.

If you've only got eight seconds, here is the whole article:

Why us? Sixty-plus homes you can find on satellite before you ever find our office.

Why Bulgaria? The EU's most affordable coastline, in its safest travel tier, now paying in euros.

Why now? The first collection sold out at €148,000. The current one is 6 of 20 and counting.

The numbers, in one place

First collection: 164 m² houses with 550 m² gardens — sold out at €148,000, all built, all lived in. Current collection: twenty houses from €1,100/m² — the 141 m² from €155,100, the 170 m² from €187,000, the 227 m² from €249,700. Six sold, fourteen remaining. Burgas Apartments from €1,000/m², early construction. Sea View Collection: ten houses, register-interest list open.

Set any of those against the holiday you were going to book anyway, and the question stops being whether you can afford a house by this sea. It becomes which of the three you are.

Beach, city, or twenty minutes inland — the family from the first paragraph is still paying €3,500 for two rooms and two weeks. You'd be paying it to yourself, for a whole house.
